Chris is a native TEXAN -
born and raised in Austin.
Chris began his real estate career while attending UTA in 1969 performing odd jobs, painting, changing locks, moving furniture (back when furnished apartments were offered!) and cleaning several swimming pools for several apartment complexes located in the Arlington area.
Moving to Houston in l971 Chris continued his involvement in the real estate management industry serving as an on-site maintenance man for a 32 and 47 unit apartment complex which involved performing virtually all needed general maintenance for these family complexes. This experience led to a position as a maintenance supervisor over a portfolio of local properties (1,500 residential multi-family units spread over a dozen properties and several retail commercial properties) wherein he assisted the regional manager of a national based apartment / commercial real estate owner operator in all management/maintenance functions.
Chris continued this experience with another local Houston firm that included responsibilities over several commercial and multi-family properties and was instrumental in creating and building a division of one of the first condominium and homeowner’s association management companies that remains in business in Houston today and is one of the leading firms providing such services for several thousand condominium / townhome units. After five years and having built a portfolio of 20 + properties – it was time to move on to new experiences.
During this experience Chris began his professional education in real estate and earned his real estate sales license in the early 70's and subsequently earned a real estate broker’s license in the mid 70’s through the TREC and remains one today. He also began taking courses to qualify for the CPM® designation - Certified Property Manager® - a professional designation awarded by the Institute of Real Estate Management and received the designation - Key # 7327 - in 1980. There are approximately 18,000 CPMs worldwide - but only a few in the Denton area. He also began teaching management and maintenance courses for the Houston Apartment Association and the Houston chapter of the Community Associations Institute (having been a founding member of the Houston Chapter and subsequently served as President for 2 years) as well as being very active in and serving on many committees and in many capacities of both those and other organizations – Institute of Real Estate Management, Houston Association of REALTORS, etc.
Moving forward Chris served in capacities as Texas Regional VP, based in San Antonio, over a large portfolio (several Texas locations) of apartment properties (5,000 units) and commercial properties (500,000 SF) for an out of state asset management company and was a member of the San Antonio Board of REALTORS and served on the board of directors of the San Antonio Apartment Association. He later served as department head overseeing approximately 750 residential, small commercial and small land tracts (REO Properties) statewide for a major Texas S&L in the mid 80's (Bryan and Houston based). Responsibilities included property management of all those REO properties as well as full marketing and maintenance. Numerous real estate auctions were conducted that were very successful in reducing the large number of the REO portfolio. Next came an assignment as a multi-family asset manager over 2,500 apartment units located at a dozen sites in several different states in the central and eastern time zones for a major national S&L (Houston based). Responsibilities included hiring property management firms in each city and overseeing the management of each asset to bring the property up to maximum operating potential and ultimately sale of the asset.
With the national S&L crisis came the formation of the RTC - Resolution Trust Corp (a division of the FDIC). Chris was one of the earliest employees of the RTC in Houston in 1989 and served in a variety of capacities during a 6 year stint including property management, asset management responsibilities over varied real estate portfolios with values in the several hundred million $ range as well as a department head (Dallas – OCOS - Office of Contractor Oversight and Surveillance) directing a staff of 20 + accountants and investigators - overseeing hundreds of audits and investigations of irregularities of contractors providing services to the properties and portfolios under the control of the RTC. While at the RTC Chris participated in the closure of numerous S&Ls throughout Texas as well as the auctioning of hundreds of properties and millions of $ worth of FF&E (furniture, fixtures and equipment) from the failed S&Ls of that era. He was one of the last employees to leave when the US Congress ended the RTC in late 1995.
With the closure of the RTC Chris returned to the private sector to practice real estate and spent several years providing professional quality real estate management and real estate sales & leasing & maintenance services to area residents and investors in the Denton area for a national franchise real estate sales organization.
Desiring to be more involved in the local commercial real estate arena - and more freedom to pursue real estate in the area - Chris joined forces with a high profile local property management services company owner Scott Brown & Scott Brown Properties at the outset of the formation of the REAL T TEAM to provide professional quality real estate sales, leasing and management services for residential, retail, commercial, farms and ranches, multi-family properties, homeowner associations and land tracts. Subsequently a division was formed to provide for commercial property services – Scott Brown Commercial. Ultimately - Chris served as the Property Manager for SBP Commercial (approx 800,000 SF of space – 30 properties) and Scott Brown Properties Residential, (approx 500 residential units) representing some 150 clients - which was the largest commercial real estate brokerage services and property management company in Denton County with approximately $500M in commercial property (land and commercial facilities - sale / lease) listings. SBP Commercial has numerous agents and 2 offices to serve its clients. Chris also assisted in the operations of the Real T Team (residential sales) with about 65 agents and several offices to serve the needs of Denton and surrounding communities and recently ended the year having overseen approx $100M in residential sales. Chris enjoyed 11+ years of service with the company.
In April of 2011 Chris took advantage of an opportunity to join the Keller Williams Realty organization to pursue and continue a course of real estate in the commercial arena through KW Commercial. Keller Williams in the largest residential sales organization in Denton County with hundreds of residential agents in the area and was recently named to the #2 organization in the United States with 80,000 agents throughout the US and Canada. We are setting our sights on becoming # 1. Look out # 1. KW commercial now has several thousand commercial agents across the US and is coming on strong. KW Commercial applies the same degree of professionalism to the commercial real estate industry as it did to the residential side and is proud to have attracted many agents with many years of experience and with many credentials recognized in the commercial arena such as: CPM, CCIM, RPA, SIOR, etc. Chris is now working with other commercial professionals in the KW Commercial organization to offer professional commercial real estate services through KW Commercial to all areas of Denton County and surrounding counties. Chris lives in Denton and has 3 grown children, a 5 year old “perfect” grand-daughter. He is involved in many local activities and is very active in many area church and civic functions. He currently serves on the board and was the 2008 president of the Greater Denton Wise County Association of REALTORS and continues to serve on the board of directors for the Greater Denton Wise County Association of REALTORS (750 members) for 2011. Chris received a President’s Award for his activities in the board for 2009 and was named as recipient of the REALTOR of the YEAR award for 2009. He is also active in the TAR (Texas Association of REALTORS), NTCAR (North Texas Commercial Association of REALTORS), Texas Association of REALTORS - Commercial and NAR (National Association of REALTORS). He serves as the GDWCAR representative to NTREIS and serves as Region 3 VP for 2011 and 2012 for TAR. He is also active in the Denton Chamber of Commerce and participates in many of their programs and events as well as both the Denton and the Argyle Economic Development Corp. (board member) to further promote and support business activities in both communities. He is active in the local Denton Kiwanis Club, was Kiwanian of the year for 2008 and is chairman of the July 4th fireworks show tabloid committee as well as serving as a trustee for the Children’s Clinic Trust Fund. He is a member of the Argyle United Methodist Church where he serves as chairman of the finance committee and the men’s group – performing various charitable functions in the community throughout the year. He enjoys his children and granddaughter, reading books and magazines, cooking, especially Texas BBQ, antiques, fishing, country, movies (especially the old classics), all types of music, surfing the net and a Basset hound - Nickel!
